Dunedin, located along the Gulf Coast just west of Tampa, is known for its annual Scottish celebrations and quaint village downtown. It's year-round outdoor fun has brought visitors here from around the world for decades.
One of the oldest towns on the West Coast of Florida, Dunedin has a wooded and subtropical setting with almost four miles of picturesque waterfront, a relaxed lifestyle, and recreational activities for all likes and ages.
In Dunedin, you will find a charming and active downtown, beautiful parks, history and culture. Its walkable Main Street is a tangle of unique restaurants and bars (some dog friendly). Dunedin Brewery lays claim to being the oldest microbrewery in Florida and Caledonia on Main Street is among the newest.
Like many of our visitors, you have decided to rent a property among the many permanent residents who live here full-time in this 55+ friendly community. Please remember to be a good neighbor. Quiet time is 9pm-7am. As the property owner/manager, I am committed to "keeping the peace".
Please remember, this is not a hotel, there is no room service and we don't restock your supplies during your stay. However our cleaner does leave you with an adequate amount of essentials to start.

Check In/Check Out Info
Cleaning services
Check in time: 4:00 pm
Check out time: 11:00 am
Basic cleaning is included. Strict "the way you found it, is the way you leave it" policy. This means no damages, missing items or extensive cleaning required (beyond 3.0 hrs), otherwise charges will be incurred. We are aware that accidents happen and things break, please just let us know us so we can replace it.
Your access door code provided by AirBnb is active for the duration of your stay and opens front door from sunroom/Lunai. Entry keys are also provided as back up.
NO Smoking allowed (including inside screened porch). NO parties allowed. Quiet time strictly enforced past 10pm. No parking on street after 11pm is strictly enforced, cars get towed.
On Departure
- Please wash and dry towels on highest temp/time setting
- Please start a wash load for bed linens
- Please clean out the laundry dryer filter
- Load and start the dishwasher
- Remove all trash and dispose in dumpster located in Park 1 unless your departure day is on a scheduled trash day (monday or thursday - leave trash at street for pick up)
- Make sure the red and blue keys chains are stored back in lock box located at Lunai entry door. Green keys chains (2 sets) on sea turtle dish.
- Air Conditioner is off
- Make sure the outdoor watering hose is tucked neatly away around house as found.
- Lock all doors on exiting

Dogs
The City of Dunedin, which has earned the nickname “Dogedin”— and for good reason! With dog-friendly restaurants, cafes, off-leash dog parks, beaches and public murals of the furry loved ones who call Dunedin home, this city is the perfect destination for pets.
The neighborhood here at Lake Haven is dog-friendly but there are pet rules to follow.
1. All dogs MUST be on a leash no longer than 6 feet anytime outside and not be aggressive. Pets not allowed to be unattended outside.
2. Excessive barking is not allowed, and dogs must not be left alone if they bark, cry or whine when alone.
3. No dogs allowed at community recreation areas at any time (pool areas).
4. You must pick up and properly dispose of your pets poop immediately. Pet litter must not be buried or covered over.

Pools
Pool hours are dusk to dawn. No pool key required
There are 3 pools, 3 clubhouses. You are located in Park 2 but allowed to use all pools. The closest, only heated pool, is in Park 3 located about 250 ft away to your left (while facing lake).

Pool towels, extra linens, bath towels, blankets and pillows are located in linen closet.
Trash
Trash bin must always be lined with trash bags - black 55 gallon bags located in laundry shed. All trash goes into this trash bin and then on trash days, tie the lined bag closed for pick up. They will not take trash unless it's closed inside 1 trash bag. Loose trash wont be picked up. Trash pick up is on Mondays and Thursdays at 8:30am. There is an alarm set on Alexa device as a reminder. Strict rule: put trash bin out at driveway on the mornings of trash removal, not evenings before. If you need to remove trash on additional days, there is a dumpster located in Park 1 across Lake Haven Road. We are located in Park 2.
Parking
Parking is allowed on the street only till 11pm, otherwise it will be towed at your expense. The towing company is A-1 Recovery (727) 536-5600 and they charge $187 to retrieve your vehicle, located near Tampa. The carport/driveway is suitable for 1 car only.
Outdoor Plants/Lights
The outdoor string lights are set on automatic timer. Set to turn on at 6pm, off 11pm.
Happy plants = Happy people. On hot days or dry season, my front outdoor plants get thirsty and appreciate your watering. There is an outdoor hose located on the side of the house.
Security Cameras
There are 4 outdoor security cameras that view all door entrances into the home. These cameras are not to be moved or removed. They are motion detected and only reviewed if necessary. They are located to view front door, carport, lunai entrance, back door.
No cameras are located in private spaces or indoors. No cameras are concealed or hidden from view. No cameras are aimed at or capable of recording a private space.
Maintenance
For any maintenance questions or problems, CONTACT ME directly. Please do not go to the main office for anything or tell them your renting. The renting rules have become very strict and although you qualify, management finds any excuse to enforce stricter rules.
